もう一つ優れた経営者とブランド誕生の事例を記してみましょう。

「三井不動産販売すまいのネットワーク」が《三井のリハウス》の導入前の呼称でした。後に業界全体の呼称として使わして貰えまいかという申し出を受けることになったこの名ブランド誕生の陰には、坪井東氏（当時：三井不動産社長）という、情報化社会のブランド価値というものを十分に理解し、先進的なマーケティング感覚をお持ちになった経営者に巡り会えたことが大きかったと言えます。

最近では、三井住友銀行のごとく旧財閥系といえども企業統合を行う時代になりましたが、このプロジェクトの依頼を受けた1980年頃は、まさかそういう状況が財閥グループの基幹企業に起こるなどとは想像すらできない時代でした。

もともとこの事業は、わが国の大家族制度に基づく住生活スタイルが崩壊し、核家族化が進むと同時に高度経済成長のもと持ち家族が増え、その人たちの所得と家族の増加が次々と住み替え市場をつくり始めたのがきっかけです。そこに着眼し、個人住宅の売買を専門に商うニュービジネスが三井不動産の子会社：三井不動産販売のこの事業でしたが、これは基本的なビジネスモデルとして、鉄道沿線の主要駅前にある各地場の有力不動産業者とタイアップの形をとるフランチャイズビジネスでした。当時の駅前中小不動産業者は時に「千三つ万三つ（千や万に三つくらい正しい答えがあればいい程のいい加減で信用できない業者）」と形容された程社会的な信頼度が低かったのです。そこに「三井」という抜群に信用度の高いブランドを結び合わせることによってビジネスを成り立たせていこうとの新しい発想のそれでした。

相談を受けたＰＡＯＳでは、最終的に《リハウス（英語の古語で「新宅を供給する」の意味）》を提案、商標権の取得が難しいかと思われたこの４文字商標は、商標登録が全くなされていないとの幸運にも恵まれ、「三井リハウス」なるブランドでいこうと話がまとまりました。

ところがここで大きな問題が一つ生じてきました。

当時、三井グループには商号委員会なるものが存在し、三井物産・三井銀行・三井不動産など基幹会社５社のトップによる承認が必要との内規がありました。しかも、三井のブランドを使う条件として出資比率で60％以上を三井側が充たしていることが前提でした。ところがこのフランチャイズシステムにおける三井側の出資比率は３５％、地場の不動産仲介業者６５％という割合でしたから、どうしても三井のブランドを活かした三井リハウスはありえない。しかし三井が使えなくなるとこの事業の信用力はガタ落ちになる、さてどうしたものか？

そこで、日本橋室町にある三井本館の三井不動産社長：坪井東氏の部屋で思案顔を集めての対策会談とあいなりました。その部屋は天井高が普通のオフィスの倍以上はあろうかといった、われわれから見ると実に豪壮な部屋で、「ＰＡＯＳならここで２フロアは優に取れそうだな！」とビックリしたのを今も覚えております。この時の坪井社長は、現代商戦におけるブランドの重要さがどこにあるかということを十分に承知しておられて、自ら査問委員会の代表の一人でありながら、私の提案した「三井のリハウス」というわが国でも初めての「の」入りブランド案導入のマーケティング的意義を的確に理解され、「それで商号委員会に出してみよう」と言われ、その結果、反対されることもなく「三井のリハウス」というブランドは委員会の承認を得て、無事成立することになったのでした。

後は、ロゴのデザイン提案の中から現行案が採用され、初代リハウスガールに起用された宮沢りえちゃんと共に一気に知名度を獲得していくこととなりました。その他、フランチャイズシステムの仕組みや書式の統合、店作りなどに関しても幅広い提案をしていくことになりますが、そうした話はまた別の機会に譲りたいと思います。

この事例でも分かるように、私どもはあくまで提案屋ですから、いろいろ諸作を顧みてプレゼンテーションをしますが、後に名ブランドと呼ばれるような仕事成立の背景には、必ず情報価値力の理解者としてマーケティング感覚に優れた経営者を必要としてきました。ところが、単なるマーク屋さんの仕事を越えて、ブランドの戦略的意味を理解される坪井東社長（当時）のような先見性のある経営者に出会える機会はそう多い訳ではありません。多くはマーク単品の形の良し悪しや、時には意思決定者の好き嫌いで決まっていく場合もあります。ある企業では、最後に「占いの先生に見て貰ったら一角少ないので何とかして欲しい」と言われ、英文のロゴに角数を増やすデザインを試みたこともありました。ともあれ、新ブランドやロゴマークの導入というケースを無駄にすると、せっかくの情報化社会に向けてのイメージマーケティング戦略導入のチャンスを失ってしまうことにもなり、大いなる機会損失としか言いようがありません。実に勿体ない話です。
